» Availability & Policies

General Policies:

• 1847 Blake House Inn Bed & Breakfast is non-smoking inside. Smoking is permitted outside only. Please use the designated ashtrays on the front and back porches.

Minimum Stays:

• A two night minimum stay is required on weekends from April - December.
• Our Sycamore Suite carries a two night minimum stay 7 days a week from April 1 - December 31 and weekends from January 1 - March 31.
• A 2 night minimum stay is required in all rooms in the main house from Thursdays - Sundays, June - September.
• We will consider a one night stay for last minute reservations (within 5 days of check-in) with a $20 premium added to the nightly room rate.

Guaranteeing Your Reservation:

• One night's deposit (excluding taxes) is required for all reservations.
• 50% of the total amount is due for packages and groups (3 or more rooms).

Cancellation Policy:

• We require a 7-day cancellation for all reservations. A refund of all deposits made minus a $25.00 handling fee per room will be given for cancellations made with at least 7 days notice. If cancellation is made with less than 7 days notice, there will be no refund made of the deposit.
• For group reservations (3 or more rooms), holidays requiring a 3-night stay, and for Thanksgiving, Christmas, and New Years, we enforce a 14-day cancellation policy.
• No Shows - Guests with confirmed reservations who do not call or otherwise notify us that you will not be keeping your reservation, will be assessed the entire reservation amount.

Methods of Payment:

• Cash, personal check, Visa, MasterCard, Discover, American Express, and Traveler's Checks are accepted.
• We also accept the following Gift Certificates: BNBFinder.com, bedandbreakfast.com, Blake House Inn Gift Certificates.

Checking In & Out:

• Check-in is between 3:00 - 6:00 pm (Mondays - Saturdays); 4:00 - 6:00 pm (Sundays). If an earlier or later check-in time is needed, please notify us in advance so that arrangements can be made to accommodate you. Check-ins scheduled before 3:00 pm will incur an Early Check-In Fee of $10.00 per hour even if the actual arrival time is later than scheduled. Early Check-Ins require additional work from our staff and, therefore, if we are asked to prepare your room early, you will be responsible for the fee, even if you do not arrive when scheduled. If you need to check in after 6:00 pm, we have self check-in procedures that will be given to you in advance.
• If you arrive and the Innkeeper is not in the Inn, please check the Carriage House Office.
• Check-Out time is 11:00 am. We would be happy to hold your luggage after check-out, if needed, at no charge. We will accommodate late check-outs up to 1:00 pm if possible. Late Check-Outs incur a $15.00 fee per hour or part thereof after 11:00.
• Early Check-Outs: For early check-outs, if 50% or more of the reservation has been used, guests will be responsible for the remainder of the reservation. If less than 50% of the reservation has been used, guests will be responsible for half of the reservation, plus an Early Check-Out Fee of $40.00.

Children:

• We are a child-friendly B&B. Children of all ages are welcome. There is no additional charge for children 5 and younger. Our Carriage House Guest Suite is perfect for families as it can sleep up to 6 people and has a small kitchenette with table and chairs as well as a separate living room.

Pets:

• We welcome pets in 4 of our guestrooms: the Holly, Magnolia, Dogwood, and Lilac Rooms.
• We welcome cats and dogs at the Inn. The first pet incurs a $10.00 per day pet fee and the second pet incurs a pet fee of $10.00 per day. This helps pay for the additional cleaning costs so that future guests with animal allergies are not inconvenienced.
• We ask that dogs be kept on a leash when not in their guest room and please do not allow your pets on the furniture. In order to remain pet friendly, it's important that we be able to clean our sheets properly.
• If you leave your pet in the room alone, they should be crated. If your dog(s) is a barker, we may ask you to take him/her with you so as not to disturb other guests.
• We encourage you to take your dog(s) to At Play With Sparky, so he/she can exercise and interact with other friendly dogs while you are out. Sparky's is located between Biltmore Village and downtown so it's very convenient. We take our weimaraner there and he loves it.
• Any damage to a person, guestroom, or the Inn's property (whether caused by a pet or guest) will be the responsibility of the registered guest. All damages will be charged to the credit card on file.
• Donate pet supplies and save $10!Ê Bring any of the following to our donation box and we'll take $10 off your total: Science Diet dog, cat, kitten and puppy food, canned dog and cat food, blankets and towels, pet toys, loop leashes, paper towels, gift cards to Staples, Office Depot, Office Max, peanut butter, and/or trash bags.Ê Please only bring new items.Ê Once the box is full, we will donate everything to the Asheville Humane Society.
